Storbor — Storage Agreement (Renter)
Storbor Inc. · Version 1.0 · Effective: July 13, 2026 · Last updated: 2026-07-13
This Storage Agreement applies to every booking and is part of the Terms of Service. By confirming a booking you (the Renter) agree to it with the Custodian who provides the space, and with Storbor as the platform. Capitalized terms have the meaning given in the Terms.
1. The space and the booking
You agree the space is satisfactory for your purpose, that you will use it only to store your lawful personal property, and that you will follow the Custodian's stated rules and the access arrangement shown on the listing. A booking runs for the stated period; monthly bookings renew automatically until cancelled under the Cancellation & Refund Policy, and renewal rates may be adjusted on prospective notice.
2. Store at your own risk; who is responsible
- You store your property at your own risk. Storbor is the marketplace and is not a warehouse, bailee, or insurer and does not take custody of your property.
- The Custodian takes physical custody of your goods and is a bailee — they owe you a duty to take reasonable care of your items while in their care, and may be responsible for loss or damage caused by their failure to do so. (This is a key difference from a commercial storage facility, which does not take custody.)
- Storbor and the Custodian are not insurers. The optional Storbor Guarantee is not insurance; it is a limited, discretionary benefit with caps, a deductible, and exclusions (see the Storbor Guarantee Terms).
- We strongly recommend you carry your own contents/renter's insurance, especially for valuables. Your own insurance applies first.
3. Declared value and coverage cap
You must declare the value of the items you store. The Storbor Guarantee reimburses only up to the cap you select (free baseline up to $1,000; higher tiers up to $5,000). If the value you declare is above the highest cap ($5,000), you must confirm you carry your own insurance for the excess before booking; any amount above the cap is at your own risk. Cash, securities, jewellery, precious metals/stones, collectibles, art, and irreplaceable or one-of-a-kind items are not covered and should not be stored.
4. Prohibited items and proper packing
You must not store anything on the Acceptable Use & Prohibited Items Policy, including illegal, stolen, hazardous, flammable, or explosive items; weapons, ammunition, drugs; living things; and food, perishables, or anything that rots, smells, or attracts pests. You are responsible for proper packing, and you are liable for damage to the Custodian's property or to other people's goods caused by your items (for example, pest infestation from improperly stored food). The Custodian may refuse or report anything that breaks these rules.
5. Access
Access is set by the Custodian and shown on the listing — a space may be check-in / check-out only (no access in between) or allow visits during set hours. You will use access only as permitted, not obstruct the Custodian's property, and you are responsible for your own conduct while on the premises. The Custodian may restrict or suspend access if payment is overdue or if there is a safety concern.
6. Fees, charges, and authorization
Payment is taken in advance; a booking is not confirmed without payment. In addition to the booking price, you authorize Storbor to charge your payment method on file for amounts you owe under this Agreement, including:
- Overstay — if items are not removed by the end of the booking: continued charges at the booking's daily rate plus $10 per day until removed;
- Cleaning / disposal — if the space is left unclean or items are left behind: reasonable cleaning, repair, and disposal costs (minimum $50);
- Damage you cause to the space or others' goods;
- Failed monthly renewal — if an auto-renewing monthly payment fails we will retry it; there is no separate late fee, but access may be restricted and the booking may be cancelled if payment is not completed.
Platform fees (the renter service fee, the commission, and any Guarantee upgrade fee) are non-refundable as described in the Cancellation & Refund Policy.
7. Ending a booking — remove your items and leave it clean
By the end of the booking (checkout by the listed time on the final day, unless agreed otherwise) you must remove all of your property and leave the space clean and undamaged, reasonable wear excepted. Document condition with the in-app drop-off and pick-up photos. Items left after the booking ends may be treated as overstay and, after the process in §8, as abandoned.
8. Non-payment, default, and abandoned goods (Ontario law)
If you fail to pay amounts owed, or leave goods after a booking ends without arranging removal:
- The Custodian may restrict access and the goods may become subject to a lien.
- Goods may be treated as abandoned and sold only through the process required by Ontario's Repair and Storage Liens Act — written notice, the statutory redemption period (60 days after the amount is due) and sale notice (at least 15 days before sale), a commercially reasonable sale, costs (including a $250 auction/administration fee) deducted from proceeds, and any surplus returned to you. A deficiency remains a debt you owe.
- No one may seize, ransom, or sell your goods outside that legal process. Storbor administers this process centrally — individual Custodians do not auction goods on their own.
9. Inspection and relocation (safety)
A Custodian (or Storbor) may inspect or enter the space without prior notice where they reasonably believe there is a hazard, an emergency, suspected prohibited/illegal goods, or goods have been abandoned, and may relocate your items to a comparable space when reasonably necessary (e.g., building repair). Routine access by the Custodian otherwise follows the listing's rules.
9a. No alterations
You must not alter, damage, drill, wire, or affix anything to the Custodian's space, or post signs, without the Custodian's written consent.
10. Notices
Notices may be given through the Storbor app, by email, or in writing to the most recent contact details on your account. Keep your contact details current.
11. Consumer rights, severability, changes
Nothing in this Agreement excludes or limits any non-waivable right you have under the Consumer Protection Act, 2002 or other applicable law. If any provision is unenforceable, the rest remains in effect. Storbor may update this Agreement prospectively; the version shown when you book governs that booking. This Agreement is governed by the law of Ontario.
