Storbor — Host (Custodian) Terms

These Host Terms supplement the Terms of Service and apply when you list or provide space as a Custodian. If there is a conflict, these Host Terms govern for hosting activities.
1. Your eligibility to host
- You must have the legal right to offer the space (owner, or a tenant/occupant with permission). You are responsible for any landlord, condo/strata, HOA, municipal, zoning, or insurance requirements that apply.
- You must complete identity verification and keep your payout details current.
2. Your listing
- Describe the space accurately: size, security level, climate, access method, hours, permitted uses, and any restrictions. Photos must be of the actual space.
- Keep availability up to date and honour confirmed bookings. Use the availability tools to block dates you are unavailable.
- Blackout dates. You may mark blackout dates — 24-hour periods during which you are unavailable to grant access. Stored items remain in your care during blackout dates (see Section 3). Set blackout dates responsibly; your published blackout dates are visible to potential Renters. Where a blackout date overlaps an active booking, you must promptly notify the affected Renter(s) through Storbor messaging.
- Set fair, lawful pricing. Storbor's suggested pricing is guidance only.
3. During a booking
- Provide the access you advertised, at the times stated.
- Access during custody is set by you, the Custodian. A space may be offered as check-in / check-out only — items are dropped off at the start and collected at the end, with no access while in custody. Any in-and-out (visit) privileges are granted solely at your discretion and as stated in the listing. Renters have no right of access during custody beyond what you have published.
- Keep the space in the condition described and reasonably secure.
- Continuing duty of care, including on blackout dates. Your duty of care for stored items continues for the entire booking, including during any blackout dates. Items must remain as safe, secure, and stable on a blackout date as at any other time; a blackout date pauses access, not your responsibility for the items.
- Checkout. Unless you and the Renter agree otherwise, items are removed by noon local time on the last day of the booking. Extensions must be purchased in advance and are not guaranteed.
- Do not enter, move, use, or dispose of a Renter's stored items except as permitted by law or these Terms (e.g., abandoned-property procedures after proper notice).
- Communicate through Storbor and document drop-off/pick-up where possible.
3a. Custodian conduct standards — the Good Custodian Promise
Every Storbor custodian is a caretaker of the items entrusted to them, and takes all reasonable efforts to ensure the safety, security, and stability of the items in their care. For each booking you are expected to:
- On booking notice, contact the Renter to arrange taking custody of the items.
- Greet every Renter personally — no substitutions.
- Walk the Renter to the storage space.
- Let the Renter inspect the space comfortably and safely, to their satisfaction.
- Help secure the item(s) in the designated spot, within reason.
- Share your storage requirements and access information.
- Support the Renter as needed, including on the day of departure.
- Actively communicate blackout dates and any emergency situations.
- Respect and accept a Renter's decision if they choose not to store with you.
- Contact Storbor Operations with any questions or issues.
Renters, in turn, are expected to report any less-than-perfect interaction promptly, and may decline to store and request a full refund on arrival if the space does not meet their needs.
4. Fees and payouts
- Storbor charges a 13% commission on each booking, deducted from your payout.
- Renters also pay an 8% Storbor service fee on top of your rate (all-in pricing). The price a Renter sees is your rate + 8%, "plus applicable taxes." This surcharge is paid by the Renter and does not reduce your payout — you still receive your rate minus the 13% commission. Example: you list $100 → the Renter pays $108 + tax, and you receive $87.
- Hourly and daily bookings are paid out through our payment processor (Stripe) after the applicable clearing period for each completed booking.
- Monthly bookings are totalled at the end of each calendar month and paid out electronically in a single monthly settlement.
- No-show bookings are not paid. If a Renter never checks in (drops off their items) and the booking is auto-cancelled after the 8-hour no-show window, no storage service was provided, so you receive no payout for that booking. The space is automatically released back to your availability. See the Cancellation & Refund Policy.
- You are an independent provider, not an employee or agent of Storbor, and are responsible for your own taxes, remittances, and any required registrations (e.g., HST/GST, where applicable).
5. Your risk as a custodian — read carefully
- You hold the Renter's goods as a bailee for reward. You owe a legal duty to take reasonable care of items stored with you. If stored goods are lost, stolen, or damaged while in your custody, the law may place the burden on you to prove you were not negligent — and you may be held liable to the Renter for their loss. Events like fire, theft, water, or pest damage are not automatically excused.
- Insurance. The Storbor Guarantee is not insurance, is subject to the Storbor Guarantee Terms, and does not replace your own coverage. Standard homeowner/tenant policies usually do not cover third-party goods stored for a fee, and operating a paid-storage activity may reduce or void parts of your policy. Confirm with your insurer and obtain appropriate coverage (e.g., a rider or commercial endorsement) before you host.
- Reduce your risk. Document every drop-off and pick-up with the in-app photos, verify the Renter's identity at hand-off, inspect items against the declaration, secure your space, keep all payment and communication on Storbor, and report anything suspicious. 5a. Unpaid storage — your lien and its limits
If a Renter fails to pay amounts owed, you may have a lien over goods in your possession (a right to retain them until you are paid) under applicable law, including Ontario's Repair and Storage Liens Act. You must not sell, dispose of, hold for ransom, or otherwise deal with a Renter's goods except strictly in accordance with that law, which generally requires written notice and a statutory waiting period before any sale, with any surplus returned to the owner. Self-help seizure or sale is unlawful and may expose you to liability. Non-payment alone does not make goods "abandoned." Contact Storbor before taking any step and we will help coordinate a lawful process.
6. Prohibited conduct
You must follow the Acceptable Use & Prohibited Items Policy. You may not discriminate against Renters contrary to human-rights law, take payment off-platform, or misrepresent your space. You may refuse, decline, or report any booking that involves prohibited, undeclared, unlawful, or unsafe items — use "Report a problem" on the booking or contact safety@storbor.com.
7. Liability between you and Renters
Except for the Storbor-operated Pickup & Return service, the storage arrangement is between you and the Renter, and you are primarily responsible for the goods in your custody. Storbor is not the bailee of the items and is not liable for loss or damage to stored items beyond any amount payable under the Storbor Guarantee. Nothing in these Terms limits any non-waivable right or remedy a Renter may have against you under Ontario or Canadian law.
8. Suspension and removal
We may remove listings or suspend hosting for inaccurate listings, safety issues, complaints, or violations of these Terms or the law.
